Zelfbewoningsplicht

Een Zelfbewoningsplicht is een vorm van anti speculatie. Tijdens de koop van een woning legt de koper vast dat hij/zij de woning voor een bepaalde periode zelf gaat bewonen. Het voorkomt dat woningen worden aangekocht om deze vervolgens te verhuren.

Gemeenten waar de zelfbewoningsplicht is ingevoerd, hanteren meestal een termijn tussen de drie en vijf jaar. Per 1 april 2022 is de zelfbewoningsplicht ook ingevoerd in Amsterdam voor bestaande woningen met een specifieke maximale WOZ-waarde. De koper dient de aangekochte woning voor een periode van minimaal vier jaar zelf te bewonen.

Het was fijn om Linda als sparringpartner te hebben tijdens het aankoopproces. Ze reageert altijd snel en wees bij bezichtigingen op punten die ik zelf niet gezien zou hebben. Ze heeft ook goed onderhandeld, waardoor ik uiteindelijk mijn woning heb kunnen kopen. Toen de taxateur een heel ongelukkig taxatierapport had opgeleverd heeft ze alles op alles gezet om dat proberen recht te zetten.
